In detail

A let closes when both sides sign, and what usually delays that is not the negotiation. It is finding a time, printing two copies and scanning them back. With the agreement as a PDF, that part is done the same day from each person’s phone.

How it works, step by step

Upload the tenancy agreement exactly as you have it. Nothing to rewrite and no template to pour it into: the document you send is yours.

Place each party’s fields on the pages — name, date, signature — by dragging them where they belong. Every field belongs to one specific person, so nobody can fill in somebody else’s box.

  • Landlord and tenant each get their own link.
  • Add a guarantor or a second tenant as another signer.
  • The link expires on the date you set; thirty days if you set none.

What is kept

When the last person signs, you get the final PDF with the signatures stamped onto the original, and its SHA-256 hash. Alongside it, an evidence report with the date and time of each signature, the IP address it came from, and the exact text each party accepted.

Both sides can download the same files from their own link. The tenant does not need an account to keep their copy, which matters when they come back looking for it a year later.

Before you use it for a tenancy

SektorSign performs a simple electronic signature with recorded evidence. It is not a qualified signature and there is no digital certificate involved. For a private agreement between landlord and tenant that is usually enough, but requirements differ by country and by what the agreement has to be used for. If yours has to be registered somewhere that demands a qualified signature or a notary, check before you rely on this.

What if the tenant does not have a computer?

They can sign from a phone. The link opens the document in the browser and the signature is drawn with a finger or typed.

Can I add a guarantor?
